Calculation methodology
- Reducing balance EMI
- EMI = P × r × (1+r)n ÷ ((1+r)n − 1), where P is the principal, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly payments. Where the rate is zero, EMI = P ÷ n.
- Flat rate
- Total interest = P × annual rate × years. Total repayment = P + total interest. EMI = total repayment ÷ n.
- Amortisation
- Interest each month is charged on the opening balance. The final instalment is adjusted so the closing balance is exactly zero, absorbing accumulated rounding.
- Eligibility and affordability
- Assessable income × assumed EMI-to-income ratio, less existing EMIs, converted into a loan amount by inverting the EMI formula. All assumptions are shown on screen and adjustable.
- Rounding
- Calculations are performed at full precision; only the display is rounded. Your lender's figures may differ by small amounts because of day-count conventions, disbursement dates and its own rounding rules.
