Common questions about loans and EMI

The things people most often want to know before borrowing.

How is EMI calculated?

EMI stands for Equated Monthly Instalment, the fixed amount you pay every month. It is calculated as P × r × (1+r)n ÷ ((1+r)n − 1), where P is the loan amount, r is the monthly interest rate (the annual rate divided by 12 and then by 100) and n is the number of monthly payments.

For example, a ₹10,00,000 loan at 10% for 5 years gives an EMI of ₹21,247. A ₹50,00,000 home loan at 8.5% over 20 years gives ₹43,391 a month.

What is the difference between flat rate and reducing balance interest?

Reducing balance charges interest only on the amount you still owe, so the interest falls every month as you repay. Flat rate charges interest on the original loan amount for the whole tenure, no matter how much you have already paid back.

This matters enormously. A 10% flat rate over 5 years costs about the same as a 17.3% reducing-balance rate. The two numbers can never be compared directly, so always ask a lender which basis they are quoting.

How much home loan can I get on my salary?

Lenders usually allow your total EMIs to be somewhere between 40% and 60% of your monthly income. Bankers call this the FOIR, or Fixed Obligation to Income Ratio. Whatever you already pay each month in loan EMIs comes off that allowance first.

On a ₹1,00,000 monthly income at a 50% FOIR with no existing loans, that is around ₹50,000 of EMI capacity, roughly ₹57 lakh borrowed over 20 years at 8.5%. The eligibility estimator works this out for your own figures.

Does prepaying a loan reduce the EMI or the tenure?

You normally get to choose. Reducing the tenure saves considerably more interest, because you stop paying interest sooner. Reducing the EMI frees up money each month instead.

Lenders differ in which one they apply by default, so confirm it and ask for a revised repayment schedule. The prepayment calculator shows both options side by side.

What is an amortisation schedule?

An amortisation schedule lists every single payment of your loan and shows how much of each one goes towards interest and how much actually reduces what you borrowed.

Early payments are almost entirely interest and later ones are almost entirely principal. That is exactly why prepaying early saves far more than prepaying late. You will find the full schedule beneath the results on the EMI calculator.

What does a monthly, quarterly or annual rest mean on a loan?

The rest is how often your lender recalculates the balance that interest is charged on. With a monthly rest, every payment immediately reduces that balance. With a quarterly or annual rest, money you have already repaid keeps earning the lender interest until the next rest date.

The same quoted rate therefore costs you more on a longer rest. On a ₹50,00,000 loan at 8.5% over 20 years, an annual rest costs about ₹1.53 lakh more than a monthly rest.

What happens to my EMI if interest rates go up?

On a floating-rate loan the lender does one of two things: raises your EMI and keeps the tenure the same, or keeps the EMI and extends the tenure. These produce very different outcomes and should never be mixed up.

A 1% rise on a ₹45,00,000 balance with 18 years left adds roughly ₹2,810 a month if the EMI absorbs it, or about four extra years of payments if the tenure absorbs it instead. The rate simulator models both.

Is this EMI calculator free, and is my data safe?

It is completely free and there is nothing to sign up for. Every calculation runs inside your own browser, so nothing you enter (your income, loan amounts or credit score) is ever sent to a server or tracked. The site may show Google-served ads, which is separate from your calculations and never affects them. See the Disclaimer page for details.

Every loan and every kind of interest, in one calculator

Loans you can calculate

Home loan, home construction and home renovation loans, loan against property, car loan, two-wheeler loan, personal loan, education loan, gold loan, business loan, MSME loan, consumer durable loan, loan against securities, agricultural loan and credit card EMI, fifteen products in all, each with its own typical tenure, eligibility factors and document list in the loan guide.

Types of interest it handles

Fixed rate, floating rate and hybrid fixed-to-floating. Reducing balance on a monthly, quarterly, half-yearly or annual rest. Flat rate, with the true reducing-balance equivalent worked out for you. Interest-only or bullet repayment, where you service the interest monthly and clear the principal at the end. Zero-interest schemes are handled correctly too.

What it works out

Your monthly EMI, total interest, total repayment and the real total cost once processing fees and other charges are counted. A full month-by-month amortisation schedule you can search, filter and download. How much you could borrow, what a lump-sum prepayment would save, and what a rate change would do to your loan.
